Online Reservations

To confirm your reservation, you will be charged a deposit equal to one full night's stay. The remaining balance will be charged to your credit or debit card 7 days prior to your arrival.


There is a $50 cancellation fee for cancellations made more than 14 days prior to your scheduled arrival. Cancellations made within 14 days of your scheduled arrival date will result in a forfeiture of your deposit of one full night's stay. Refunds will not be issued for no shows or early departures.

Reservation Changes

If you need to change the dates of your reservation, you may do so without penalty if we are able to rent the cabin for the same dates at the same rate that you had reserved. If we are unable to do so, reservation changes will be treated as a cancellation.


All homes are available to families, couples, or adults 22 years of age or older. Most of our rates are based on double occupancy; some homes have higher occupancy base rates due to the size of the home. Additional guests will be charged per guest, per night and the number of guests must be indicated at the time of the reservation.

Each home has a maximum number of guests permitted as indicated on the website and through the reservation system. These limits are strictly enforced; exceeding the specified occupancy in any home constitutes a breach of the reservation policy and will lead to immediate termination without refund of any monies. Additional charges for cleaning and repairs may apply and be charged to the card submitted during the reservation process.

Check-in Procedures

Check-in time is 4:00 p.m. You may not access the cabin premises prior to check-in at the Hills O' Brown Vacation Rentals office on State Road 46.

Check-out Procedures

Check out time is no later than 11:00 a.m. You may not be on the cabin premises after that time. We ask that you respect the check-out time in order to prepare the home for the next guest. A check-out late fee may be charged to your card if you do not leave the premise by the check-out time.

Guests are required to follow these check-out procedures before they leave the cabin. Please allow enough time to complete the list prior to 11:00 am the day of your departure.

  • Leave the house keys on the table
  • Lock the doors if possible
  • Thoroughly wash, dry, and put away all dishes
  • Light cleaning: clean all spills, wipe all counters, care for laundry stains, etc.
  • Leave furniture in original location and condition
  • Bag all trash including outdoor items such as cigarette butts, leftover food, cans and bottles, bottle caps and paper items.

Damages, Theft and Extra Charges

The guest making the reservation is responsible for all damages and/or missing items. The card on file of the guest making the reservation will be charged for any damages or payment of missing items. Charges to guest's card may include, but are not limited to:

  • Unapproved early check-in
  • Damages beyond normal wear and tear
  • Theft
  • Excessive cleaning
  • Un-returned keys
  • Unapproved late check-out fee
  • Unwarranted service calls
  • Unapproved pets
  • Additional guests not registered

If a check is returned by the bank for non-sufficient funds, a $20.00 fee, or the maximum allowed by Indiana law, will be added to the original amount of the bounced check.

If, for any reason, McGinley Vacation Cabins, Inc. is unable to successfully charge Guest's credit or debit card for cost of lodging, damages, theft, excessive cleaning, or breach of Agreement by the Guest or any other occupants during the Guest's stay, McGinley Vacation Cabins reserves the right to pursue collection from the Guest(s) in Brown County, Indiana court. Should collection be necessary, court, attorneys and other fees necessary for collection will also be the responsibility of the Guest.

Natural Events

Conditions caused by weather, animals, insects, power or water outages are not within our ability to control, and we will not provide refunds or discounts due to their occurrence. All of our homes are treated for insects and pests on a regular basis. Due to the fact that these homes are located in the country, please be aware that stinging insects, lady bugs, bats, mice, and other critters are common in this environment. We suggest that you pack a first aid kit that includes bug repellant and sunscreen.

Keys and Lockouts

Guests are required to leave all keys at the cabin upon check-out. A fee of $5.00 will be charged to Guest's charge or debit card for each key that is not left at the cabin in the designated location.

If a Guest is locked out of the cabin and damages to the premises occur in order to regain entry, the Guest will be charged for repair or replacement of the damaged areas. A $20.00 fee will be charged to your card if we are called out to unlock the cabin after your initial entry.

Maintenance Issues and Guest Expectations

To the best of our knowledge, all amenities, appliances and electronics are in working condition and the home is furnished as specified on the website. Sometimes necessary repairs and refurbishment may not be reflected as pictured or described. Please notify us immediately upon arrival if there are maintenance issues or if guest's expectations have not been met.

No refunds or deductions will be made after departure for issues arising from unwarranted expectations of Guest.


Pets are only permitted at The Tree House, with prior approval from McGinley Vacation Cabins. An additional fee of $20 per pet is required at time of reservation. Any damage or additional cleaning required will result in extra charges. Pets may not be left unattended at the cabin unless crated. Violation of this policy will result in immediate eviction without refund.


There are areas in Brown County that receive limited or no cell service. Verizon wireless has the most coverage in the county. Internet is not available in any of our cabins. Telephones for local use only are located in:
